How to Choose a Commercial Cleaning Contractor in the UK

Key questions to ask before appointing a commercial cleaning contractor, from vetting and supervision to quotations and contract terms.

Start with your requirements

Before contacting contractors, list your premises, opening hours, the areas to be cleaned, how often and any specialist needs. A clear brief makes quotations easier to compare and reduces surprises later.

Questions to ask every contractor

When you speak to potential providers, ask:

  • How are cleaners recruited, vetted and trained?
  • Who supervises the team and how is quality checked?
  • Do you provide equipment, products and consumables?
  • How do you cover holidays and sickness?
  • Can you provide a written cleaning schedule and quotation?
  • What insurance cover do you hold?

Look beyond the lowest price

The cheapest quotation is not always the best value. Very low prices can mean fewer hours on site, less supervision or poorly paid, high-turnover staff. Compare quotations on the hours allocated, the tasks included and how quality will be managed.

Agree clear contract terms

A good contract sets out the schedule, the standard expected, how issues are reported and resolved, and the notice period. Regular reviews in the first few months help both sides fine-tune the service.
